22 studio units backed by long-term HUD Section 8 project-based HAP contracts. Two well-maintained brick homes, offered together for $2,400,000. Sign the Confidentiality Agreement to receive the full Offering Memorandum.
PIER Commercial Real Estate is exclusively offering a two-property supportive-housing portfolio in Midtown Savannah. All 22 studio units are covered by HUD Section 8 project-based Housing Assistance Payments (HAP) contracts with a long remaining term, so the subsidy stays with the units, not with individual residents.
Contract rents are set by executed HUD rent schedules and moved up again in 2026. Both homes earned strong scores on their most recent HUD physical inspections and "Above Average" ratings on their 2025 Management & Occupancy Reviews.
The ownership model is simple real estate. The buyer becomes owner of record, signs leases directly with residents, and handles building maintenance, property taxes and HUD compliance paperwork. Resident services are not a buyer cost. Residents come by referral, with no advertising needed, and the portfolio carries no mortgage debt per the Seller.
For a nonprofit housing owner, a supportive-housing operator or a HUD-experienced investor, this is a rare chance to take over and preserve 22 HUD-assisted units in one of Savannah's established neighborhoods.

All 22 units are covered by Section 8 project-based HAP contracts with years of term remaining. The subsidy is tied to the units, which gives the rent stream federal backing that market-rate housing can't match.
Rents adjust through HUD-approved rent schedules, and the 2026 schedules raised contract rent at both homes. Owner-paid utilities are already built into that rent.
Both homes posted strong scores on their most recent HUD NSPIRE physical inspections, with reported items mitigated. Their 2025 Management & Occupancy Reviews rated both "Above Average."
Residents are placed by referral, with no marketing or waiting list required. Recent vacancies came from the Seller winding down operations ahead of a sale, so every unit re-leased at HUD contract rent adds straight to the buyer's top line.
Both homes have had HVAC or furnace replacements in the last few years. There is no mortgage debt per the Seller, so the buyer's capital structure starts clean.
Both properties are two-story brick buildings on TN-2 lots in Savannah's Midtown neighborhood, a short walk from each other. One owner, one maintenance route, one compliance calendar.
The Seller prefers a package sale and will also consider offers on either property on its own.
One transaction, one closing, one HAP assignment process. Full operating scale from day one.
The Seller will consider selling either property individually. Individual pricing is available upon request after the Confidentiality Agreement is signed.
Once one property is under contract, the other is marketed on its own. Buyers who want the full portfolio should move before November 15, 2026.

Floor plans are not to scale. PIER redrew them from the emergency exit plans posted in each building, and they are for general orientation only.
Both homes are in Savannah's Midtown neighborhood in Chatham County, south of the downtown National Historic Landmark District. They sit on established, tree-lined residential streets zoned TN-2 (Traditional Neighborhood).
The Starland District's dining and arts scene, Forsyth Park and Daffin Park are all close by. Savannah's two major hospital campuses are a short drive south.
The homes are a short walk apart. A single owner can handle maintenance, inspections and resident needs at both on one route.

Exact locations and tour access go to approved parties under the Confidentiality Agreement.
Both properties sit in neighborhoods that have seen tremendous redevelopment of single-family homes. The homes around them are typically smaller, 2-bedroom/1-bath and 3-bedroom/2-bath, on very small lots: cottages, new construction and renovations. These homes are selling for up to $300 to $400 per square foot.
For an owner, that is a second layer of value beneath the HAP income. The contracts carry the cash flow, while the market around the properties builds the value of the land and buildings underneath it.
Population and job growth have pushed up housing costs across the Savannah metro. Project-based HAP contracts tie the subsidy to these units, giving residents placed by referral agencies long-term, federally supported housing.
